Crack Seal

Crack sealing is the most commonly applied preventive maintenance pavement treatment used to fill cracks and prevent water intrusion from degrading roads. Cracks occur on pavement due to traffic load and thermal stress, which can result in potholes and deeper base erosion. Left untreated, cracks will allow debris, rain and moisture to erode roads to a condition beyond the cost-effective crack sealing maintenance task to more expensive and costly repairs.

 

This procedure is a critical step in extending the life of the City’s streets. A crack sealant slows the deterioration process of cracks and extends the life of the road from 2-8 years on average. This additional life span combined with the lower cost of maintenance makes crack sealing an extremely valuable preventative maintenance technique and an effective use of tax funding over other treatment options.


Process

  1. Cracks and joints are cleaned of vegetation or debris. During the spring/summer months when it's dry outside cracks and joints are cleaned of vegetation and debris including loose rock, dust and dirt.
  2. Sealing material is heated in a machine to the proper placing temperature. Sealing material is heated to a liquified texture in a machine to the proper application temperature.  
  3. Crack sealant is applied to cracks and squeegeed flat onto the surface. 

Impact to Residents

Roads will not be closed for this treatment; however, traffic may be coordinated by construction workers. The drying time of crack sealant is very quick, allowing cars to drive across it almost immediately.

The Result

Roads that last longer and are structurally strengthened against water permeation and will degrade at a slower rate, yielding a financial savings to residents.
